This mixed-use project would consist of 175 residential condos (of which 15 units would be designated affordable at 50% AMI and 5 at 80% AMI) and 11,498 square feet of ground-floor commercial space. The inclusion of these 15 very-low-income units grants the project a 35% Density Bonus and relief from height, parking requirements, and setback restrictions. 

Riverfront’s design aims to reconcile Downtown Santa Cruz’s connection to the river prior to the 1955 flood, which resulted in the construction of the levees. Prior to the flood, the Downtown faced the river. The construction of the Riverfront project would be the first step in implementing the City’s planning goals, first outlined in the 1977 General Plan, calling for the community to face the river once more. The plans include the creation of a pedestrian promenade between the existing bike path and the property line, overlooking the river. Both residences and commercial space would provide eyes onto the river. To further activate the levee, the proposal also includes programming (market spaces, yoga, festivals, and residential amenities) and appropriately set-back units. The project will also include green building features and will, at minimum, meet all current Title 24 energy requirements.
